Community Information

Lake Bonavista is a beautiful private neighborhood located in the southeastern part of Calgary, Alberta. The picturesque development is bordered by Anderson Road from the north, Macleod Trail from the west, Canyon Meadows Drive from the south, and Bow Bottom Trail from the east. Lake Bonavista is the first subdivision in the region built around a manmade lake offering lovely water features and scenic views. The 52-acre development was constructed in 1968 and includes a 65-foot landscaped hillside with a majestic waterfall that cascades on the community lake. The neighborhood amenities and nearby Fish Creek community provide retail options and many recreational activities for families.

Famous for having access to Calgary’s largest artificial lake, Lake Bonavista was developed by Keith Construction company in 1967. This lakefront community is complete with water features perfect for fishing or lounging with the family. All manner of non-motorized water activities is available to residents, especially during the summer.

Lake Bonavista has an “estates” section which is bordered by Lake Bonavista Drive to the north, Bonaventure Drive to the west, Canyon Meadows Drive to the south, and Acadia Drive to the east.  These homes and lots are typically larger than the rest of Lake Bonavista.  Most floor plans in the Estates area will be 2 storey. There are less bungalows and split floor plans in the estate section of Lake Bonavista.  The remaining areas of Lake Bonavista offer many different floor plans such as 2 storeys, bungalows, bi-levels and split level homes.

Lake Bonaventure is a second, private lake located in the estates section of Lake Bonavista. Lake Bonaventure is only accessible by the 143 homes that surround this lake. Lake Bonaventure owners pay a separate, annual homeowners association (HOA) fee (most recently $1750) on top of the $390 HOA fee that is paid annually for access to Lake Bonavista.  Lake Bonaventure is bordered by Lake Placid Drive.  Any home inside the Lake Placid drive circle is a part of Lake Bonaventure.

Lake Bonavista home prices range around $650,000 up to $5,500,000 with 1,100 square feet to 4500 square feet in floor space. The homes on the highest end of this range would be newer builds, fronting on to Lake Bonavista or Lake Bonaventure. These majestic lakefront homes feature five bedrooms and three to five baths. Most homes are built with modern architectural designs, which families will surely appreciate. Each home is designed with mature landscaping, towering trees that create generous shade during the summer, and marvelous snowscapes during the winter. 

While most properties are generally single-family homes, Lake Bonavista offers more options for real estate buyers in the market, including condos. There are 4 apartment condo buildings in Lake Bonavista.  Lake Bonavista Estates I, Lake Bonavista Estates II, Gateway Southcentre & Chateaux Lake Bonavista. Square footages range from 550 square feet and typically as high as 1600 square feet, and range from $225,000 to $800,000 in price.

Bonavista Downs is located east of Lake Bonavista, and offers more affordable price points and more modestly sized homes.  Square footages typically range from 1000 to 1500 square feet. Bonavista Downs is very quiet, and is well suited for buyers who are looking to get established in the area. Homes in Bonavista Downs do not offer lake access to Lake Bonavista.  Only a handful of homes sell each year in Bonavista Downs, which is a testament to how much homeowners enjoy living here. 

There is a thin band of homes on the border of Bonavista Downs which fall within the Lake Bonavista border.  These are the homes in the 100 to 400 block of Lake Ontario Place, and all homes located on the west side of Lake Ontario Drive.

What’s Not to Love

Depending on market conditions, the timing to transition into Lake Bonavista can be tricky due to the potential of limited inventory on the type of home that you’re looking for. At times clients will choose to sell first, and then potentially rent in the area if the right house is not available right away. Having to move twice is tedious, but ensures that you aren’t rushed and that you’re making the right decision for your next home.
